What things actually cost in the Flathead Valley. No bait-and-switch. No "we'll let you know when we get there."
Every job is quoted before we start. These are the ranges most jobs fall in for the Flathead Valley. Smaller homes and storefronts trend toward the lower end; larger homes, three-story builds, and lake-view properties trend higher. You'll always get a firm price before we start work.
Smaller cottages or condos can run $150–$200. Lake homes or 3-story properties can run $500–$1,000+.
Priced per pane count + complexity. Custom homes with high vaulted glass are at the upper end.
Bundle with window cleaning and we typically discount the combined rate by 10-20%.
Storefronts, offices, restaurants, and multi-tenant buildings on a recurring schedule are priced per visit at a flat rate. Recurring service is usually 15–30% cheaper per visit than one-off cleans because we can schedule efficiently.
Net-15 or net-30 invoicing available, COI on request, after-hours service available — just ask.
More panes = more time. Big picture windows count as one pane but take longer than four small ones.
Single-story is straightforward. Two-story takes ladders or water-fed pole. Three-story takes more time and equipment.
Exterior-only is cheaper than both. Interior takes drop cloths, careful furniture work, and slower passes.
Standard hand-washing is included. Heavily caked screens or torn frames may need extra time or replacement.
Light spots come out with our standard process. Heavy mineral buildup needs specialty treatment, quoted separately.
No drive-time fees within Kalispell, Whitefish, Columbia Falls, or Bigfork. Outlying areas are priced case-by-case.
